How do you get into the property?
Under a signed key register, or through a key safe we fit and document. Keys are never left with a contractor unsupervised — we open the property and lock up afterwards.
Who pays the contractor?
You do, directly, against their invoice. We check it against the agreed scope first. We never mark up contractor work and never take a commission from the trades.
What happens if the work is done badly?
We inspect against the scope before sign-off and raise a snagging list. Nothing is signed off until that list is cleared. A contractor who will not correct their work stops receiving ours, and we help you document the case.
Do you handle insurance claims?
We document damage the way an insurer asks for it — dated photographs, written findings, meter readings. We do not act as your representative in the claim or negotiate with the insurer.
Do you manage short-term rentals?
No. Guest communication, turnovers and listing management are a different business with a different rhythm. If your property is rented out, we still run inspections and repairs around the season.
Can you help with buying, taxes or permits?
No. We do not provide legal, tax or real-estate brokerage services. We can inspect a property before you buy and report on its condition, which is a different thing from advising on the purchase.
Do you work in winter?
Winter is when most of the work happens. Renovation, preventive maintenance and inspections belong out of season. The summer belongs to emergencies and fast turnarounds.
How quickly do you respond?
To an enquiry, within one business day. To a property, it depends on the zone — which is exactly why the coverage page separates zones we can staff from those we confirm per address.
What languages do you work in?
English, German and Slovenian with owners, Croatian with contractors. Italian is planned and will be published only once a native speaker has reviewed it.
How do you charge?
Property Care is a monthly retainer, from €220 a month for a villa. Repair Control starts at €150 for an inspection and at €750 for the full sequence from inspection to handover. Renovation Oversight is typically 7–10% of the managed works with a €4,000 minimum, falling to 5–7% on larger works above €300,000. Every figure is net of VAT and agreed in writing before work starts.
