A property you cannot see is a property you cannot verify

The apartment is fifteen hundred kilometres away. A neighbour mentions a leak in February. The contractor answers in Croatian, sends one number and no scope, and the invoice arrives before any photograph does.

None of this is unusual. Skilled trades on the coast are scarce, the season compresses demand into a few months, and a foreign owner has no practical way to compare two quotes or confirm that a finished job was finished well.

We stand in for you on site — the role an owner's representative performs on a building project, scaled to a single apartment or house, and extended to the quiet years in between.

How it works

Four steps, nothing open-ended

    Enquiry

    You tell us where the property is and what you need. We confirm coverage for that address and the cost, in writing, before anyone drives out.

  2. 02

    Inspection and report

    We visit, work through a written condition checklist, photograph every item and send a structured report with findings ranked by priority.

  3. 03

    Scope and quotes

    Where work is needed we write the scope first, then obtain two or three contractor quotes against that same scope so the comparison is real.

  4. 04

    Supervised completion

    We hold the schedule, check each stage on site, run a snagging list at the end and sign off only when the result matches the scope.

Every visit ends in the same structured report: dated photographs, a condition checklist, findings ranked urgent, this season or watch, and a recommendation with an indicative cost band.

Common questions

Before you write to us

How do you get into the property?
Under a signed key register, or through a key safe we fit and document. Keys are never left with a contractor unsupervised — we open the property and lock up afterwards.
Who pays the contractor?
You do, directly, against their invoice. We check it against the agreed scope first. We never mark up contractor work and never take a commission from the trades.
Can you help with buying, taxes or permits?
No. We do not provide legal, tax or real-estate brokerage services. We can inspect a property before you buy and report on its condition, which is a different thing from advising on the purchase.
