These terms describe what Mare Nostrum Property Operations does, what it does not do, and how an engagement works. They apply alongside the individual written quote or service note for your property, which prevails if the two ever differ.

What we are

We act as the owner’s representative. We inspect property, write scopes of work, obtain and compare contractor quotes, supervise work on your behalf and report on what we find and what is done.

What we are not

We are not a building contractor and do not perform construction, repair or maintenance work ourselves. We are not architects or engineers and do not produce design or structural calculations. We are not a real-estate agency, a law firm or a tax adviser, and nothing on this site or in our reports is legal, tax or investment advice. Where a task is reserved by Croatian law to a licensed professional, it is carried out by that professional, not by us.

Quotes, fees and payment

Every engagement starts with a written quote: a fixed inspection fee, a monthly retainer, or a project fee stated either as a fixed amount or as a percentage of the project budget. Work begins once you accept that quote in writing. Fees are invoiced in euro and are exclusive of VAT, which is shown separately where it applies.

The contractor relationship

Contracts for the work itself are between you and the contractor. You pay contractors directly against their own invoices. We check those invoices against the agreed scope before recommending payment, but we are not a party to them. Warranties and guarantees on the work are given by the contractor and enforced against the contractor; we will document the case and support you in pursuing it.

We take no commission, referral fee or other payment from contractors. Our income comes from the owner only.

Reports and indicative costs

Inspection reports describe what was visible and accessible on the day of the visit. They are not structural surveys, and they do not cover concealed elements that cannot be inspected without opening up the building. Cost figures in a report are indicative bands for planning; a binding price exists only in a contractor’s quote against a written scope.

Access, keys and security

Keys are held under a signed register and are not given to third parties unsupervised. You confirm that you are entitled to grant access to the property and that any co-owners or occupiers have agreed to the arrangement.

Liability

We are liable for our own negligence in performing the services. We are not liable for defects in work performed by a contractor, for damage that existed before our engagement, or for loss caused by events outside our control. Our total liability under an engagement is limited to the fees paid to us under that engagement, except where liability cannot be limited by law.

Ending an engagement

A recurring retainer may be ended by either side with 30 days written notice. Project engagements end on handover, or earlier by written agreement, with fees due for work performed up to that point.

Governing law

Croatian law applies. The competent court is the court with jurisdiction at our registered seat, which is published in the imprint.
