What an inspection report contains
Every visit produces the same document. This is its structure, section by section. Photography from live inspections replaces these descriptions once the first pilot properties are complete — we do not illustrate our work with stock images of other people's houses.

Cover
Property, address, date and time of the visit, weather, who attended, and which service the visit falls under.
- 02
Condition checklist
Every element with a status — in order, monitor, act now. Roof and gutters, facade, openings and shutters, damp, plumbing, electrics, heating and cooling, appliances, garden and boundary, security.

Findings
Each finding numbered, photographed, dated and ranked. A finding without a photograph is not a finding.
- 04
Recommendation
For each finding: what we suggest doing, why, and an indicative cost band. Indicative means indicative — it becomes a price only after a scope and quotes.

Meter readings
Water and electricity readings recorded at every visit, so a consumption anomaly surfaces before the bill does.
- 06
Actions taken
What we did on site: bled a radiator, reset a breaker, cleared a gutter, closed a shutter. Small things fixed during the visit are listed, not invoiced separately.

Next visit
The date of the next scheduled inspection and everything to be re-checked at it.
How priority is set

Urgent
A defect that will cause further damage, a safety risk, or a failure that leaves the property unusable. Reported the same day, by phone where needed.

This season
Work that should be done within the current season to stop it escalating. Quoted alongside the report.

Watch
A condition photographed again at the next visit to establish whether it is moving.
