The villa fee structure in full

Published so you can read it before you write to us: a monthly retainer for a villa that stands empty, a per-job fee when something needs fixing, and a percentage of the managed budget on a renovation.

Every figure below is a starting or range price for a villa in an agreed core service zone, quoted excluding VAT. The exact fee is confirmed in writing after the first inspection.

Property Care — monthly retainer

Priced per villa. On every tier, event attendance is arranged and quoted rather than unlimited.

  • Villa Care

    €220 / month

    One scheduled, documented villa inspection each month. Keyholding under a signed register, the owner report after every visit, and an emergency coordination channel.

  • Priority Villa Care

    €290 / month

    Two scheduled, documented checks each month. Priority response in bad weather, seasonal preparation checks, and light coordination of contractor access.

  • Estate Operations

    from €450 / month

    A tailored, higher-frequency presence and multi-vendor coordination for complex villas and estates. The exact scope is quoted per property.

Renovation Oversight — share of managed works

The percentage falls as the managed budget rises. The minimum fee applies whatever the works cost.

Renovation Oversight is representation of the owner against the contractor. It does not replace an architect, an engineer, a surveyor, or any statutory site supervision Croatian law reserves for a licensed professional.

What moves the price

  • Property type and size. A one-bedroom apartment and a detached house with grounds are not the same visit.
  • Zone and travel time. An island property costs more to reach than one in town.
  • Access. A key safe, a neighbour, an agency or a lock somebody has to open all price differently.
  • Frequency. One documented villa check a month, two a month, or the higher rhythm an estate needs.
  • Urgency. An emergency attendance is not priced like a planned visit.
  • Scope complexity. Three trades on one job need more coordination than one.

What our fee never includes

  • The contractor's own price for the work.
  • Materials, equipment hire and waste disposal.
  • VAT. Every figure on this page is quoted net and shown separately on the invoice.
  • Permits, official fees and regulated professional services — architects, engineers, surveyors and statutory site supervision.
  • Ferries, tolls and special travel to islands or to addresses outside the agreed core zone.
  • Out-of-hours and emergency attendance in person, and event attendance beyond the scope you have signed.

Prices are quoted in euro. We do not mark up contractor invoices and we take nothing from the trades.
