    Enquiry and coverage check

    You send the address, the property type and what you need. We confirm whether the address sits in a zone we can currently staff and answer within one business day. If we cannot cover it properly, we say so instead of taking the job.

    Written quote before any visit

    You receive a fixed price for the inspection, or a fee proposal for the project, in writing, before anyone travels. There is no open-ended hourly billing.

  3. 03

    Inspection and report

    We attend, work through the condition checklist, photograph every item and send the structured report: findings, priority, recommendation, indicative cost band.

  4. 04

    Scope, quotes and comparison

    Where work is needed we write the scope first, then send it to two or three vetted contractors so their prices describe the same job. You receive the comparison and our recommendation.

  5. 05

    Supervision

    We schedule the trades, provide access, check each stage against the scope and photograph progress. You release payment milestones as they are reached.

  6. 06

    Snagging and sign-off

    At completion we raise a defects list, have it cleared, re-inspect, and only then confirm the job as finished. The closing report carries before and after photographs.

Keys and access

Keys are held under a signed register: which key, which lock, who holds it, when it moved. Keys are never left with a contractor unsupervised — we open the property, stay or return, and lock up afterwards. If you prefer a key safe, we fit one and document the code handover.

Who pays the contractor

You do, directly, against the contractor's own invoice. We check that invoice against the agreed scope before recommending payment. We do not mark up contractor work, hold your funds, or take a commission from the trades — our fee comes from you, which is the only way our advice stays yours.

When something happens out of hours

Property Care clients have one number for emergencies. We take the call, brief the right trade and organise the response, and you hear from us the same day either way. Where somebody has to stand in the property out of hours, that attendance is agreed and charged separately rather than absorbed into the retainer. Anything above a pre-agreed threshold waits for your approval; anything below it we resolve and document.

  • A named contact who has actually stood in your property.
  • Dated photographs behind every claim we make.
  • A written scope before the work and a written sign-off after it.
  • Communication in English, with the trades handled in Croatian.
  • A straight answer when something falls outside what we do.

What we never do

  • Sell work a property does not need.
  • Take a commission or referral fee from a contractor.
  • Give legal, tax or real-estate brokerage advice.
  • Promise a response time in a zone where we have no network.
  • Quote a price for work nobody has inspected.
