Who this is for
Owners renovating a property they cannot visit weekly — typically after purchase, or before bringing a property back into use.
What is included
- Condition survey before works, with a priority-ranked findings list.
- Scope of work and a realistic sequence for the whole project.
- Contractor selection: the same scope tendered to vetted trades, compared on equal terms.
- A written schedule with stage gates and payment milestones tied to them.
- Weekly report: what was done, what is next, what is at risk, with photographs.
- On-site presence at every stage gate, not only at the end.
- Snagging list, re-inspection and formal handover.
- One point of contact for every trade on the project.
What is not included
- Architectural and engineering design. We work with your designer, or introduce one.
- Building permits and legalisation procedures.
- Performing the construction work ourselves.
- Any function reserved by Croatian law to a licensed professional.
The percentage falls as the managed budget rises: larger managed works above €300,000 are typically 5–7%. Below €50,000 the fee is fixed, with a €4,000 minimum. Renovation Oversight is representation of the owner against the contractor — it does not replace an architect, an engineer, a surveyor, or any statutory supervision Croatian law reserves for a licensed professional.
